Not all soils are created equal. Soil strength and quality are critical to building a strong foundation for any home. At David Weekley, we know it’s important to give your homesite a valid soil test and inspection prior to building your dream home.

Land Survey

Before starting the home building process, your homesite is surveyed to account for the relative positions or locations of terrain features and real property boundaries. A professional survey of your land will determine property limits, as well as the location of the house, garage and other features.

Tree Survey

It’s hard to know which trees on your homesite are viable and which might cause problems later. We provide a tree survey to gain useful information about the existing trees on your property, such as the species, physical measurement, ages, overall health and life expectancy. Your Personal Builder℠ is responsible for keeping you informed throughout the home building process. Depending on the construction stage of your Build on Your Lot home, you’ll meet up to four times with your Personal Builder: at foundation, framing, drywall and final walk-through. When you have questions, your Personal Builder has answers. It’s just another way we personalize the home building experience and offer great Customer Service to you.

Want to keep up with your home’s progress at anytime? When you sign your contract, you will be given access to your buyer site, – a valuable resource for your building experience. We give you the ability to access valuable information about your new home anytime.


Not only does your home have to pass city-level inspections at various stages of work, it also has to pass the expert eyes of our third-party inspectors. David Weekley Homes has professional, third-party inspections performed on foundation, framing and mechanical systems, all plumbing systems and all energy components to make sure that we are building a home that has met all the necessary standards. In addition, our energy-efficient EnergySaver™ homes undergo even more inspections, specifically designed and monitored by Environments For Living®.

Plat of New Home on Property

We want you to have all of the information about your plat, so we provide each and every new David Weekley Homeowner with a home location survey plat. In addition to understanding where your home will be placed on your land, this survey is required for many zoning approvals, and shows all property lines and existing structures on your land drawn to scale.

In-house Warranty Service

Our reputation is based on how we treat our Customers before, during and, especially, after they close on their home. That’s why we’ve dedicated an entire department to our industry-leading, multi-level, in-house warranty program. Our dedicated Warranty Service Representatives are available to help you resolve construction or maintenance issues that might arise. During the first year you’re covered by our one-year limited warranty, plus the appliance manufacturers’ warranties. Our two-year mechanical systems warranty covers plumbing, electrical, central air conditioning and heating systems. Frequently Asked Questions about Build on Your Lot in Tampa

Building a new home on your lot can be a daunting process and you probably have questions. Here are some of the more common ones we hear:

  • What does “one-stop shopping” mean?

    It means floor plan, city codes, inspections, foundation, landscape design… in other words, we will do most everything and are a complete turn-key home builder! Lot preparation, Architectural Control Committee or Home Owner's Association approval, home design with an in-house architect, all permits, engineering, in-house financing, design options in-house with a professional Design Consultant and more! This is why we are very comfortable calling ourselves a full-service home builder in South Tampa.

  • What is the timeframe to build our home?

    We have a contract period during which we have various meetings to get to the bankable cost of your home. That contract period can take anywhere between 45-90 days. Allow another three to four weeks to close on your construction loan. Construction of your home can depend on many variables such as weather, labor, materials, inspections, size of the home, customization to the home and more. Typically, it takes between six to eight months from start to finish. Your Sales Consultant can help create a timeline that applies to your home.

  • What is the cost per square foot?

    This really varies based on area, floor plan, foundation requirements, plan changes, upgrades and more. Once we have more knowledge on the area of town, plan and more, we can provide a better estimate of your home on your lot.

  • What contributes to the final cost of the home?

    There are four items to consider when providing the total cost of your new home:

    1. The base price of the plan (fixed).

    2. Customization of the floor plan you choose.

    3. Lot preparation, e.g., building the land up with dirt to bring it out of a flood plain, rebuilding curbs or culverts, tree removal, underground electrical run to your home, connecting and re-running lines for city sewer and water, and additional foundation requirements that might be needed once your soil analysis comes back. There are other possible considerations depending on the floor plan, your land and other factors. Your David Weekley Homes Build on Your Lot Sales Consultant will explain preparation costs that apply to your specific home.

    4. Design upgrades at the David Weekley Homes Design Center in Tampa: flooring, lighting, countertops, cabinet upgrades and more.

  • Are there more floor plans available than the ones on the site?

    The floor plans listed are the current plans we offer for Build on Your Lot in Tampa. Please contact an Internet Advisor or Build on Your Lot Sales Consultant for more information.

  • We already have our own floor plan. Can you build it?

    We only build David Weekley Homes floor plans. However, often our floor plans are customizable to meet your needs! Please bring your ideas to one of our Build on Your Lot Sales Consultants and we can review them together to help make your dream home a reality.

  • What kind of financing do you require to build on our lot?

    Building on your lot requires either a cash contract or a construction loan. Our Preferred Lender has great options available, and their rates are competitive. Your Sales Consultant can get you started on that process.

  • Why does it (sometimes) cost more to build on your own land than in a community?

    In a community that is in the development stage, a standard set of floor plans is approved in advance, permits are obtained for all homes together, each plan is engineered once, the developers have already prepared the land, utility lines are in place and more. In a community actively being built, there are typically several homes being built at the same time which reduces overhead.

    When building on your lot we have to start from scratch. If a structure exists it needs to be demolished and removed, and the land or homesite needs to be prepared for the new home’s foundation. We have to establish utility service or re-run utility lines, test the soil, survey the property, obtain various permits and have the plans approved by the local jurisdiction. Finally, contractors typically need to make a special trip to work on a home that isn’t in an active community.

    But most importantly, through David Weekley’s Build on Your Lot program you can get the home you want. We can customize the home based on your needs, and you don’t have to “settle!”

  • Will you build outside the coverage area shown on your site? We live a few miles outside it.

    This may be possible. Depending on your specific situation, we may be able to build outside of our coverage area. Please contact an Internet Advisor or Build on Your Lot Sales Consultant for specific information.
