What Should I Consider in a Floor Plan?

Square footage and style are often at the top of Homebuyers’ lists when shopping for their new home. While those are essential considerations, we approach design a little differently. At the heart of Designing the Weekley Way is one guiding question: How do families really live in their homes?

To ensure each and every David Weekley Homes floor plan is built around that guiding principle, we coined a signature design strategy called LifeDesign℠. This unique approach thoughtfully incorporates Room Placement, Sight Lines, Traffic Patterns and Windows & Light to craft homes that feel intentional, effortless and most importantly, comfortable to live in.

Instead of guiding traffic through long, inconvenient hallways, our Designers eliminate wasted space with ppen-concept layouts, ensuring each square foot serves a purpose. These versatile designs encourage easy flow that never impedes on a space’s function. For instance, we’re sure to create multiple pathways through the family room that don’t cut in front of the TV, we tuck the Owner’s Retreat away from secondary bedrooms to allow for maximum privacy, and we ensure that any resident chefs can stay engaged with the family while in the kitchen by situating the island to overlook the dining and family rooms.

LifeDesign isn’t just about movement; it extends to visual design as well. Designers carefully study what Homeowners will see from key areas like the kitchen island, the living room sofa or the dining table, and subtly hide less desirable views by extending walls or strategically placing support beams. Even small choices, like ensuring a half bath isn’t visible from the main living or dining area, contribute to a sense of ease throughout the home. As Director of Design Amit Bhakta says, “We set floor plans up in such a way that everything is at hand, but it isn’t visibly there.”

How Does My Home’s Framing Affect Me?

Your home’s frame may be hidden behind the sheetrock, but it is anything but invisible. The way your home is framed impacts everything from aesthetics to energy usage. That’s why at David Weekley Homes, our innovative approach doesn’t stop at the floor plan design; it reaches all the way into the bones of your home.

A crucial part of home framing is something called “massing,” the process of shaping the home’s threedimensional form. This 3D form affects how natural light enters your windows, the structure’s energy efficiency, how it fits on your homesite and more. Most builders follow a standardized approach to massing, but we believe our Homebuyers deserve better than a one-size-fits-all frame.

We use two-by-eight planks within alcoves and openings, rather than the industry standard twoby- four or two-by-six, to create visual depth and architectural presence that might go unnoticed by the untrained eye, but is felt by everyone who enters. Within the walls, the difference is even more profound. Most builders frame with two-by-fours spaced 16 inches on center. Here, we use two-by-sixes spaced 24 inches apart, allowing more room for insulation. This means better energy performance, keeping you comfortable year-round while saving you money.

Our specialized load distribution engineering also defies the industry standard. Rather than having roof planks transfer weight to a top plate, we ensure the framing of the walls and roof align perfectly, transferring weight directly down through load-bearing beams. This alignment enhances structural strength and reduces material waste.

What might be most noticeable to our Homeowners, however, is the built-in Home Team Defense pest control system. Our forward-thinking approach builds special cavities into the exterior of the home for technicians to treat, stopping pests before they enter.

One standout example is our Owner’s Porch, a private outdoor sanctuary connected directly to the Owner’s Retreat through a sliding glass door and separated from the main porch by a double-sided fireplace. Coming soon to an upcoming Houston-area community, this design creates a seamless indoor-outdoor experience unlike anything else on the market.

By simplifying the range of design options, our Team has been able to dedicate more creativity and precision to groundbreaking features like this and redefining what a new construction home can offer.

How Are New Home Features Developed?

Behind every great design is a great process. Part of our revamping of product development involves rethinking how we design floor plans in the first place. In the past, our floor plan development was spread across multiple meetings held weeks apart. Today, those sessions have been integrated into collaborative workshops that unfold over just a few weeks, bringing concept designers and architects together from the start.

This new approach, supported by bi-weekly “product calls” between Project Managers and Product Directors, shortens feedback loops and encourages real-time innovation. Regional Teams now share unified design standards, ensuring consistency and quality across diverse markets while still tailoring homes to specific local needs.

By design, this new process is as dynamic and intentional as our homes themselves. Ultimately, it gets your home built faster, but more importantly, it’s deeply connected to how people live.
