Today’s Homebuyers, and especially Millennials, are looking for more than just shelter – they’re seeking an experience. In response to this demand, master-planned communities now offer authentic, lifestyle-based amenities including features such as amphitheaters for concerts, beer gardens and full-time lifestyle directors to plan an activity-filled calendar. According to Kate Seabaugh’s presentation at the Urban Land Institute’s Spring Meeting, there are three communities that are hitting all the high notes.

In the master-planned community of Daybreak, just outside of Salt Lake City, Homeowners responded so well to the food truck roundup on a vacant lot near Oquirrh Lake that the event has become a weekly experience with eight or more food truck vendors and more than 1,500 people attending each week. The constant rotation of culinary dishes, coupled with the friendly company of neighbors, is irresistible.

After the success of the food trucks nights, the developer built a modest stage near the community’s city center and invited local bands for another regular community event. Before long, the 1,000 attendees outgrew the space and the weekly concert series has become an iconic and defining draw to what is the #20 top-selling master-planned community of 2017.

According to a Dallas/Ft. Worth master-planned community, sometimes the best amenities aren’t planned – they happen organically. Harvest, located just north of the major metroplex of DFW, had all of the typical master-plan conveniences of community pools, onsite lake and an exemplary school district. However, it was The Barn – a simple structure with picnic tables and oversized, outdoor games of Giant Jenga, chess and Connect 4 – that brought this community together. Homeowners began using the space before furniture was installed and absolutely fell in love with it.

In addition, Harvest has placed a strong emphasis on urban agrarianism with a community garden and onsite farm operator – a trait that appeals to the 65% of new home shoppers who want a farmers market within the community, according to John Burns Real Estate Consulting.

Lagging sales in 2016 inspired a Sarasota master-planned community to go back to the drawing board, and as a result of their ingenuity, became the #3 top-selling master-planned community of 2017. Lakewood Ranch in Sarasota revamped their town center to appeal to the Millennial demographic by adding a beer garden, sand volleyball courts and what has become the largest cornhole club in Florida. By integrating organic and authentic experiences within the community, it created an environment of playful gatherings right in their own backyards.
